As we enter the hot summer months several people have requested to install heat pumps. At our AGM we did pass a new bylaw and it is very important to be aware of this bylaw when getting quotes for your install as Energy Management Devices are now required to be installed.
(j) Additions to Electrical System Loads
For the purposes of this bylaw:
“Energy Management Device (EMD)” means a device, system, or software-enabled controller that actively monitors, controls, limits, schedules, or optimizes electrical load to prevent electrical service overload and manage peak demand.
“Electrical Permit” means any permit required for electrical work under applicable building or electrical codes.
“Gas-to-Electric Conversion” means the replacement or removal of any gas-fired appliance with an electrically powered appliance.
“Major Electrical Load” means any electrical installation that significantly increases demand on an electrical service, including but not limited to air conditioning units, heat pumps, electric vehicle charging equipment, or electric space and water heating.

For Windsor residents the gate codes for the Main Vehicle gate and Pedestrian Gate interphone panels are now the same as shown on the Windsor interphone panel. This is due to the recent installation of the new Vehicle and Pedestrian interphone panels. (all panels share the same data base)
On Monday June 15th the gate codes and interphone name display for Windsor residents on the Windsor front door intercom will change to match the rest of the complex. The interphone panels will display the same information and gate code as past years.

One further note for Windsor: The internet for the parkade and lobby is reset and working once again.
Here is the Access system update. The East Vehicle Gate and East Perimeter Pedestrian gates along with the west external pool gate are modified and will require your new FOBs.
Today the contractor is working on the Main Entrance Vehicle gate and the Main Entrance Pedestrian gate. Both of these gates will have the capability of opening with your FOB, face recognition, Bluetooth, QR code, and intercom request. The modification for these gates should be completed by this evening. (Have your new FOBs on hand)
Wednesday the modifications will continue in the clubhouse proper. Expect many of the clubhouse doors to be propped open during the modification process.

The Mayfair parking lot left hand overhead gate is presently unservicable due to worn electrical components. This evening the LH overhead gate will be closed and locked . Access for all Mayfair parking will be through right hand overhead gate, follow direction signs as needed.
Kensington, Have Your FOBS Ready!
Please have your new FOBS handy from Wednesday June 03 as the contractors will be installing the new Access system in the Kensington. Keep your old FOBS for now to access the clubhouse and vehicle gates.

To all:Please have your new FOBS handy to access the external gates. The Mayfair external pedestrian gate will be modified today and the Kensington external pedestrian gate will be modified later this week. The Windsor external pedestrian gate already modified.
Yes – our very popular pool volleyball will start its new season this coming Monday June 1st 6:15 PM. Come for the good natured ribbing, unintended splashing and observing the remote the possibility that the ball may actually make it over the net.
